How to Read a Spanish Energy Performance Certificate

Since 2013, all properties being sold or rented in Spain must have an Energy Performance Certificate. This document provides important information about a property's energy efficiency that directly affects your running costs. Properties listed on Nuevolista display their energy ratings for full transparency.

The Rating Scale

Spanish energy certificates use a scale from A (most efficient) to G (least efficient), similar to EU appliance labels. An A-rated property uses minimal energy for heating and cooling, while a G-rated property is highly inefficient. The certificate also shows carbon dioxide emissions on the same scale.

What the Certificate Contains

The certificate includes the property's energy rating, estimated annual energy consumption in kilowatt-hours per square meter, estimated carbon dioxide emissions, the building's main characteristics affecting energy use, and recommendations for improving efficiency. Understanding these details helps you estimate running costs before purchasing.

Impact on Property Value

Studies show that properties with better energy ratings command higher prices and rent faster. An improvement from G to D can add 5 to 10 percent to a property's value. A-rated properties may command premiums of 15 percent or more. This trend is accelerating as energy costs rise and EU regulations tighten.

Improving Your Rating

Common improvements include installing double-glazed windows, adding wall and roof insulation, upgrading to efficient heating and cooling systems, installing solar panels, and using LED lighting throughout. Many improvements pay for themselves through reduced energy bills within 3 to 7 years.

Legal Requirements

Sellers and landlords must provide the certificate before marketing a property. Failure to do so can result in fines of 300 to 6,000 euros. The certificate is valid for 10 years and must be issued by a certified energy assessor.
